City Council's Economic Development Committee will consider a notwithstanding ordinance to allow for steel fabrication on a piece of riverfront property currently zoned for residential and recreational use at its meeting this afternoon. Enerfab would like to build the facility, which would also include, barge unloading facilities on 12 acres at 4331 River Road in Riverside. The site is currently occupied by Mandy's Landing, a marina and boat storage facility. Representatives with Mandy's Landing claim that they are having financial difficulties, mostly due to delinquent real estate taxes. A search of the Hamilton County Auditor's website shows that over $140,000 in back taxes is owed on their three parcels. Enerfab and Mandy's Landing entered into a purchase agreement for the property on October 15, and extended the agreement in December. The notwithstanding ordinance is an attempt to allow for the proposed new use without setting a "spot zoning" precedent that could jeopardize the neighborhood's land use goals in the future. The Riverside Community Council opposes rezoning the site, but has not taken a position on the ordinance. New construction would include a one-story metal building, a storage yard, parking and docking access to the river.

I know the people in this community are very much against this type of thing there, but I really don't see the potential for anything other than this type of development there.
It has bad demographics to support anything much different from what is seen on Delhi Pike, and it has absolutely terrible access (although better than Delhi Pike...if that is any consolation).
That's right next to Anderson Ferry's ferry. Traffic pulling in and out will be a major pain, especially if it there are a lot of semis and such.
